How long will it take you to measure? It depends on the size, type and layout of the property.
Residential - Generally, the technician takes 1 hour to measure every 2000 square feet. The plans are delivered by email the same night as the appointment. The invoice is processed once the square footage is finalized.
Commercial - The complexity of the layout will determine how much time is needed. Typically, a technician can draw about 50,000 square feet per day. Plans are usually delivered by email within 2 business days.

Will PLANiT need access to every room and storage area? Yes. To be able to provide you with an accurate space audit, we must be able to access all the areas in your building.

What about secure areas? We need access to all areas of the property so that we can offer you comprehensive, highly accurate floor plans. Please plan accordingly so the appointment goes quickly and smoothly.

I don’t live in Toronto. Can you provide measuring services outside the GTA? We can send our technicians beyond the GTA although a travel fee may apply. Please contact us for more details.

Does a building's rentable square footage (RSF) generally increase or decrease after a resurvey? We’ve found that buildings resurveyed to BOMA 1996 Standards typically have a 3-5% increase in gross RSF, which more than offsets the costs of plan preparation.

Do you provide engineering design services? Do you do structural, electrical or mechanical systems inspections/surveys? We do not provide design or consulting services. However, we can indicate on the floor plans any fixtures you would like to incorporate, such as electrical or data outlets. Please contact us with your specific project details.

Are you land surveyors? No. Land surveyors locate property lines. We only measure buildings and attached structures such as loading docks, decking, balconies, etc. However, we can prepare site or parking plans. Property lines can be included in our drawings providing a site survey is available.

Can you check the accuracy of our old blueprints or CAD files? Yes. We can take old drawings in hard copy format and enter them into CAD, or check the accuracy of your CAD files with an onsite verification.

Will PLANiT need access to every room, including secure areas? Yes. To be able to provide you with an accurate space audit, we must be able to access all areas of the building. This includes utility rooms, server rooms, storage lockers, etc. Please plan ahead to ensure the appointment will go quickly and smoothly.

What is the BOMA Standard? Since 1915, the BOMA Standard has been the only floor measurement method for commercial real estate approved by the American National Standards Institute.
In 1996, it was revised to differentiate common areas that benefit all tenants (building common) from floor-specific common areas (floor common). BOMA now prorates an allocation of both types of common area on the basis of their share of building-rentable and floor-rentable areas respectively. With the new BOMA standard, rentable areas are calculated much more fairly which benefits tenants.

What’s the difference between “rentable” and “usable” areas? The rentable area (on which rent is paid) is larger than the area that’s actually usable by tenants. The rentable area includes a prorated portion of all common areas within the building, including shared bathrooms, hallways, utility rooms and entrance lobbies.

Is the BOMA Standard applicable to warehouse and industrial premises? BOMA recommends that when the occupancy of a building has 51% or more area devoted to offices the building owner/manager should utilize ANSI/BOMA Z65.1-1996. When the occupancy of the building has over 51% of non-office users (including ground level retail) then the BOMA/SIOR 2004 Industrial Standard will be utilized.

What are your prices? Pricing is based on total measured square footage, calculated from the outside of the perimeter walls. For residential homes, this includes garages and basements (patio and balcony areas are exempt). For industrial spaces, the price per square foot depends on the total size of the building. Do you have a minimum charge? Yes. We have a minimum charge per site visit, regardless of the size and type of property (travel fees are not included in the minimum). For specific pricing, please contact us directly.

If you have to make several return trips to my building, is that going to cost me more? The only additional charge for a return visit is if we were not able to gain access to the required areas on our initial site visit.

Do you require an up-front deposit? For most residential and commercial properties, we do not require a deposit. However, we will require a valid credit card to confirm the appointment. For large projects, please expect to pay a 25% retainer prior to the site visits.
